Hurghada,
Red Sea, Egypt -
where the sun shines all day every day, occupies an unrivalled position on
the sandy shores of Egypt’s famous Red Sea, with the mountains of the
Eastern Desert forming a backdrop to the west. In just two decades it has
grown from being a modest little fishing village into one of the fastest
growing holiday destinations in the world. It is now home to over 40
thousand people, most of whom work in one of the many service industries
catering to the one million plus sun-seekers and the diving enthusiasts who
visit the area each year. With plenty of land for further growth, miles of
uninhabited seashore, a modern international airport and a stable democratic
government it presents itself as an area ripe for continued investment.
Perfect weather,
crystal clear calm waters and fascinating coral reefs supporting a unique
range of sea-life have made Hurghada, or Al Ghardaka as the Egyptians call
it, Egypt’s most important and popular diving centre. In world terms it is
now vying with diving centres such as the Great Barrier Reef, and rates as
the world’s third most favoured diving destination. Hurghada is not just
about diving however.
Hurghada
is a vibrant and colourful city made up of three distinct areas. Al Dahar to
the north is the old city in which most of the original inhabitants live.
Here you will experience an abundance of colourful bazaars, markets and
street vendors. Adjoining Al Dakar to the south is the area known as Sakala.
This is the newer part of the city that has been built up in recent years to
cater to the growing tourist trade. Here there is a heady mix of the old and
the new. Modern shops, offices, banks, clinics, cafes, restaurants and
discos sit comfortably with the hustle and bustle of yet more bazaars,
markets and small businesses, all competing with each other to make this
part of the city a truly unique venue for visitors.
Finally there are the
beaches. Mile after mile of gloriously clean sand along which are dotted a
wealth of dive centres, beach clubs, hotels and other facilities for the
visitors who flock here all year round to take advantage of the warm, dry
climate. There are a number of public beaches, but the majority of visitors
to the area prefer to become a member of one of the many excellent beach
clubs that offer five star facilities at very modest prices. Every
international hotel chain has at least one hotel in the area, and most offer
day passes to their pool and beach facilities for as little as £1 sterling
per person per day.

THE PROPERTIES ON OFFER
The properties are
being built in Magawish, a high-class residential suburb some 2 to 3
kilometres south along the seafront from the Sakala area of Hurghada. They
are roughly 500 meters from the sea and have open outlooks over the desert
to the distant mountains. They are being built on the same side of the city
as the Hurghada International Airport, which is just six minutes away by
taxi. The airport has direct links to London and Manchester, Birmingham and
Bristol as well as to other Egyptian and European cities.
The
five linked properties, each with its own swimming pool, are being privately
built by a consortium of one Egyptian and two English developers. At least
one of the developers will retain one of the properties for his own personal
use.
The developers view the
properties as being a first-class opportunity for investors in a rising
property market. Although they are ideal for the top-end of the rentals
market, they are not being built to a limited budget as is often the case
with rental properties. All five properties are being built to exacting
standards, and will provide an extremely comfortable up-market living
environment for anyone wishing to stay for long periods in Hurghada. They
will be ready to move into on completion of the legal formalities, even down
to bed linen and the last teaspoon.
The properties are
being sold on a first come – first served basis, with the last property to
sell being built and furnished to the same high standard as the first. The
only advantage to early buyers is that they will have a choice of
properties, whereas the last buyer will not.
Each
property is built on three levels. The floor area of each level is a huge
101 square meters, which translates to just over 1,000 square feet. On the
first level there is a kitchen and utility room, dining area, lounge area,
cloakroom and raised outside terrace. On the second level there are three
large bedrooms and two bathrooms. The third and final level is a roof garden
with another substantial room that could be used as an outdoor living area
with views to the sea, or as a further double bedroom offering the
opportunity to sleep under the stars during the warm summer nights.
WHAT YOU GET FOR YOUR MONEY
All five properties
will be attractively priced, with current prices in Hurghada being well
below a half of what one would expect to pay in the U K or other major
countries of Europe. As well as the fully finished property the price
includes a private swimming pool, pool furniture, paving, garden walls,
decorating, quality furniture and fittings to include all white goods, soft
furnishings, crockery, linen and floor rugs. Carpets are not fitted, but
each property is tiled throughout with quality floor tiling.
Electricity is supplied
and, as is normal in Egypt, water is by way of a communal storage tank.
Sewage is also by way of a communal septic tank serving all five properties.

LIVING OR HOLIDAYING IN EGYPT
Although Egypt is a
vast country over 90% of the population live on less than 6% of the land.
This means that most of the country is uninhabited, with centres of
population restricted to the banks of the River Nile or the coastal areas.
The major towns in these populated areas are easily reached via regular air
service or by excellent coach services. Coach services in particular are
very cheap, with a return journey in a luxury air conditioned coach from
Hurghada to Cairo, to see the pyramids or visit the fabulous Cairo Museum,
costing less than £12 sterling, or 18 Euros per person.
Hurghada
itself compares very favourably with any coastal holiday resort in places
such as the Costa del Sol in Spain or Florida in the United States of
America, with the one notable exception being the exceptionally low cost of
living. Other advantages are long hours of sun all year round, beautiful
beaches, clean streets, international shops and shopping malls, quality
hotels, a wide variety of outdoor activities and water sports, excellent
medical facilities and good food. The most important asset of all perhaps is
the warmth and friendliness of the local people, most of whom are able to
converse in English, who go out of their way to make visitors to their city
feel very welcome indeed. Little wonder that Egypt, and Hurghada in
particular, is fast becoming one of Europe and the World’s most popular
holiday destinations.
